Contractor Selection
At the appropriate phase of design, JMI Sports will assist the client in bringing the general contractor on board. We have relationships with many construction firms that specialize in building sports facilities and we are capable of working with any general contractor that demonstrates that they are the best fit for the project. The selection and procurement process consists of: generating a list of recommended bidders, preparing or assisting the client in the preparation of requests for proposals, reviewing all proposal submissions providing the client with our shortlist recommendation, participating in the interview/final selection process and negotiating the terms of the construction contract with the selected contractor on behalf of the client.
Permitting
JMI Sports works with the architect and contractor to provide all of the documents necessary to obtain land use and building permits for new facilities. To make sure that expectations are clearly outlined early in the design phase, JMI Sports arranges meetings between the necessary city departments and the architect. In order to expedite the submission of the corrected permit set for final approval and construction, JMI Sports participates in meetings between the city and architect to review the city’s permit comments. In addition, we actively participate in the architect’s permit response submission, reviewing all draft submissions and providing comments as necessary.
Construction Management
JMI Sports oversees the construction contract and coordinates the schedules, activities and responsibilities of the contractor, architect, and any other consultants performing work on the project. Upon commencement of construction, we will aid the communication between the contractor and architect in order to resolve all construction issues expeditiously. JMI Sports participates in weekly Owner-Architect-Contractor (OAC) meetings where safety, procedures, progress of construction, budget and schedule are all addressed. Our team reviews all updates of the contractor’s detailed project schedule along with their monthly construction cost forecasts. In addition, we review and monitor the daily log kept by the contractor which provides a comprehensive summary of the work completed on site, problems encountered and other relevant data.
Subcontract Prequalification/Negotiations
JMI Sports actively oversees the contractor’s competitive subcontractor bid process to ensure that an adequate number of sub bids are received. In addition, JMI Sports verifies that the contractor has done their due diligence to ensure that the bids received are all complete and that apples-to-apples comparisons between subs of each construction trade have been thoroughly analyzed. Contractor’s recommendations for sub selection are reviewed and evaluated, and recommendations are provided to the client for final approval of the lowest, responsive bidder.
Payment Application Review
JMI Sports reviews all payment applications submitted by the architect and contractor for progress and final payments. In conjunction with this review we evaluate all change order requests from the contractor, assist in negotiating such proposals, consult with the architect, submit recommendations to the client, and if approved, create the documentation adjusting the contractor’s contract accordingly.
Closeout and Turnover
JMI Sports assists the client with the close-out process for the project to ensure a seamless turnover to the end users. When the project, or a portion thereof, is substantially complete, JMI Sports reviews the list of incomplete or unsatisfactory items, in conjunction with the architect and contractor. JMI Sports oversees the correction and completion of the work and the final inspection. Once completed, a review is conducted of the closeout documents (as-built drawings, warranties, operations manuals, etc.) provided by the architect and the contractor for compliance with the requirements of their contracts. JMI Sports advises the client on procedures for observing the contractor’s check-out of utilities and initial start-up and testing of operating systems and equipment. Throughout this process, JMI Sports assists in the transfer of all necessary warranties and other closeout items (keys, manuals, plans, etc.) from the contractor to the client.
Budget Reconciliation
Once the project is complete, JMI Sports reconciles the development budget, making sure that all costs are accounted for and that any remaining allowances and buyout savings within the contractor’s contract or placeholders controlled by the client within the development budget are either reconciled or returned to the client, as appropriate.
