Architect Selection

JMI Sports has specialized knowledge and unique relationships in the sports community to assist the client in selecting and procuring the right project architect for their project. The selection and procurement process consists of: generating a list of recommended applicants, preparing or assisting in the preparation of requests for proposals, reviewing all proposal submissions, providing the client with our shortlist recommendation, participating in the interview/final selection process and negotiating the terms of the architectural agreement with the selected architect on behalf of the client.

Schematic Design

During the schematic design phase, JMI Sports attends design meetings with the client and architect and key project constituents and consultants in order to reconfirm program requirements and progress the conceptual design into a schematic design. We also attend design coordination meetings between the architect and their subconsultants. In addition, JMI Sports continues to assist the client by providing advice and recommendations on the numerous design issues that arise during this phase as the design is fleshed out. With each issuance of drawings, JMI Sports reviews the plans for consistency with the intended design aesthetic and programming requirements of the client, recommending adjustments to the design and value engineering suggestions, if necessary. JMI Sports works to assess budget compliance with the assistance of pre-construction efforts from the contractor and requests that the architect and contractor also provide value-engineering options in the event that the construction estimate for schematic design exceeds the construction budget established within the development budget. JMI Sports also makes recommendations whenever design details adversely affect the project schedule.

Design Development

Throughout the design development process, JMI Sports continues to participate in design and consultant coordination meetings to monitor the ongoing evolution of the drawings that incorporate major architectural, structural, mechanical and electrical systems. We provide recommendations to help maximize the design efficiency and revenue potential of the project with special focus on reducing construction and operational costs. Specifically, we work through each space in the facility to evaluate the flow, layout and use of materials utilizing our experience with fans, players, coaches, staff, food service providers, and various other end users to identify the best location for every program element from the scoreboard to the condiment counters. Each update of the design development drawings is reviewed for compliance with the established design intent and the project program and recommended adjustments are incorporated into the design, if necessary. As with the schematic design phase, JMI Sports works with the contractor to provide updated cost estimates and suggested value engineering and/or add alternate recommendations in order to ensure budget compliance.

Construction Documents

During the production of the working drawings, JMI Sports manages the architect, consultants and contractor, with the goal of completing the project design so that it will be constructed within the estimates set forth in the development budget. Throughout this phase we comb through the drawings to identify any inconsistencies, errors or opportunities for improvement to mitigate potential issues once construction commences. In order to ensure that the final set of construction documents can be afforded by the available project funds, JMI Sports requests from the contractor a 50% CD cost estimate and conducts a comprehensive line item review to evaluate all of the assumptions and cost categories contained therein. This analysis is underscored by our industry knowledge, project experience and network of specialized contractors to ensure that all of the project elements are included and the estimate assumptions are valid. When necessary, with the client’s approval, we will direct the architect to pull out client-approved program elements, and designate them as add alternates and/or otherwise reduce the program finishes either definitively or as an add alternate solution in order to ensure that the final set of construction documents can be afforded by the available project funds.
